✓Hurricane wind reaches RaleighHurricane season runs June 1 to November 30. When Hurricane Fran came through in 1996, Wake County alone reported over $900 million in damage to homes and businesses. Wind lifts roof edges and flashing first.weather.gov
✓Spring hail in Wake CountyThe North Carolina State Climate Office reported hail up to 2.5 inches across in Wake County in May 2016. Hail can bruise a flat roof without damage you can see from the ground.climate.ncsu.edu
✓Summer heat on the roofNormal July highs at Raleigh-Durham sit near 91 degrees. A roof in full sun gets much hotter, and the daily heat and cool cycle works seams and flashing loose.weather.gov
✓State licence at $40,000In North Carolina, a project of $40,000 or more needs a contractor licensed by the North Carolina Licensing Board for General Contractors. Many commercial roofs cross that line.nclbgc.org
✓No new roof over a wet oneNorth Carolina code does not allow a new roof over a water-soaked roof, or over a building that already has two roofs. The old roofing has to come off first.hendersoncountync.gov
What it costs

Inspection and written estimateSet up the day you call
You have a leak over the warehouse floor. Or a tenant just sent a photo of a stained ceiling tile. You call three roofers. One calls back next week.
That is the problem we fix. When you call (984) 464-8602 or send the form, we call you back and book your roof inspection the same day you reach us. A local commercial roofing contractor walks the roof, finds the cause, and gives you a written estimate before any work starts.
You talk to one contractor, not six. You get a price in writing. You decide.
What we help with
These are the calls we get most from Raleigh property and facility managers.
"The roof is leaking over the warehouse floor." Active leaks, drips at the same spot every rain, wet ceiling tiles. See flat roof repair.
"Water sits on the roof for days." Ponding water, clogged drains and scuppers, sagging spots.
"The seams are coming apart." Split or open seams on white or black rubber roofs. See TPO roofing and EPDM roofing.
"The metal roof leaks at the screws." Loose or rusted fasteners, leaking panel laps, rust spots. See metal roofing.
"Can we coat it instead of replacing it?" A coating can add years to a roof that is still dry underneath. See roof coatings.
"A storm came through. Did it hurt the roof?" Wind and hail checks after storms, with photos you can send to your insurance carrier. See commercial roof inspection.
"I want to stop paying for surprise leaks." Twice-a-year checkups and small fixes before they turn into big ones. See roof maintenance programs.
"The roof is done. What will a new one cost?" Full replacement with TPO, EPDM, metal or another system. See commercial roofing.
How it works
Call or send the form. Tell us the address, the building type and what is going on. It takes about a minute.
We set up the inspection. We call you back the same day you reach us and book a time with a local commercial roofing contractor.
The roof gets checked. The inspector walks the roof, looks at the seams, flashing, drains and edges, and checks for wet insulation. Ask for photos of every problem they find.
You get a written estimate. It should list each repair or each part of the new roof, with a price for each line. No pressure and no obligation.
The work gets done. If you hire the contractor, they schedule the work, handle any permit the job needs, and give you the warranty in writing.
More reasons Raleigh roofs need care
Humid air and steady rain. Rain falls all year in the Triangle. A small opening at a seam or a pipe boot lets water into the insulation, and wet insulation stays wet in humid weather. The leak you see inside is often far from where the water got in.
Lots of flat roofs. The Triangle is full of low-slope buildings. Research Triangle Park alone covers about 7,000 acres of research and business space. Add the warehouses and flex buildings along I-40, US 1 and US 70, the strip centers, schools and churches, and you have a lot of roofs that drain slowly and need regular care.
About these prices
The price table on this page shows typical ranges from published national cost guides by HomeAdvisor, Angi and Fixr. It is not a quote. Your building's price depends on its size, the roof type, how many layers are already on it, whether the insulation is wet, and how easy it is to get on the roof. A "square" is 100 square feet of roof, so a 20,000 square foot warehouse roof is 200 squares.
Repair, coat or replace
Most owners want to know one thing: can I get more years out of this roof? The honest answer depends on what is under the membrane.
Repair makes sense when the roof is mostly sound and the problems are in a few spots: a seam, a drain, a flashing.
Coating makes sense when the membrane is aging but the insulation is still dry. It can add years at a fraction of the cost of a new roof.
Replacement makes sense when large areas of insulation are wet, the roof has failed in many places, or the building already has two roofs on it.
A good inspection tells you which roof areas are wet before anyone gives you a price. If the inspector cannot show you where the water is, ask how they know.
Who we connect you with
Raleigh Commercial Roofs is a lead referral service. We are not a roofing company. We connect you with one independent local commercial roofing contractor who works in your part of the Triangle.

Frequently asked questions
How fast can someone look at my roof?
Call (984) 464-8602 or send the form. We call you back and set up the inspection the same day you reach us. If water is coming in right now, say so on the call and the visit goes to the front of the line.
Do you do the roofing work yourselves?
No. Raleigh Commercial Roofs is a referral service. We connect you with one independent local commercial roofing contractor. That contractor inspects the roof, writes the estimate and does the work if you hire them.
What does a commercial roof cost in Raleigh?
Typical ranges run from about $450 to $1,400 per square (100 square feet) for a new single-ply roof like TPO or EPDM, and about $150 to $450 per square for a silicone coating. Your written estimate gives the real price for your building. See the cost guide.
Do I need a whole new roof?
Often not. Many flat roofs in Raleigh can be repaired or coated if the insulation underneath is still dry. The inspection tells you which roof areas are wet and which are sound, so you only pay to replace what failed.
Can the work happen while my tenants or staff are inside?
In most cases, yes. Commercial roofing crews usually work in sections and keep the building dry at the end of each day. Ask the contractor for a work plan that covers noise, smells, parking and safety.
Who is this for?
Property managers, facility managers and building owners with low-slope or metal roofs. That includes warehouses, flex space, offices, retail centers, churches, schools and apartment buildings.
What should I have ready when I call?
The building address, the roof type if you know it, where water is getting in, and roof access details. Old roof warranties, past repair invoices and photos help but are not required.
