Frequently asked questions
Who actually does the roofing work?
Raleigh Commercial Roofs is a lead referral service, not a roofing company. We connect you with one independent local commercial roofing contractor. That contractor inspects the roof, writes the estimate and does the work if you hire them. Your contract is with them.
How fast will I hear back?
When you call (984) 464-8602 or send the form, we call you back and set up your inspection the same day you reach us. Tell us if water is coming in now so the visit goes to the front of the line.
Is the inspection free?
Yes. The inspection and written estimate we set up for repair or replacement work cost you nothing, and there is no obligation. Stand-alone reports for a sale, a lease or a lender are usually paid services.
How much does a commercial roof cost per square foot in Raleigh?
Typical installed ranges from published national guides are about $4.50 to $14 per square foot for TPO, $4.25 to $12 for EPDM, $7 to $16 for metal, and $1.50 to $4.50 for a silicone coating. See the cost guide.
Should I repair, coat or replace my roof?
It depends mostly on what is under the surface. If the insulation is dry and the problems are in a few spots, repair. If the surface is worn but dry underneath, a coating may add years. If large areas are wet or the roof has failed in many places, replace.
Can a new roof go over my old one?
Only in some cases. North Carolina code does not allow a new roof over one that is water-soaked, or over a building that already has two roofs. The inspection checks both.
Which roof is best for Raleigh heat?
White roofs like TPO and white coatings reflect sun and run cooler. EPDM is tough and easy to patch. Metal lasts longest on sloped roofs. The best choice depends on your building, budget and how long you plan to own it.
Does insurance cover storm damage to a commercial roof?
Damage from a sudden event like wind or hail is often covered, minus your deductible. Wear and age usually are not. Report damage quickly and keep dated photos. The inspector can photograph the damage for your claim.
Does the contractor need a licence?
In North Carolina, projects of $40,000 or more need a contractor licensed by the North Carolina Licensing Board for General Contractors. Ask for the licence number and proof of insurance, and check the licence on the board's website.
Can work happen while the building is open?
Usually, yes. Crews often work in sections and seal the roof at the end of each day. Ask for a written plan covering noise, smells, parking, deliveries and safety around entrances.
How often should a commercial roof be checked?
Twice a year, usually spring and fall, plus after hurricanes, tropical storms, high winds or hail. A maintenance program puts that on a schedule.
Do you cover towns outside Raleigh?
