A new single-ply commercial roof in Raleigh typically runs about $450 to $1,400 per square, or $4.50 to $14 per square foot, based on published national cost guides. A coating on a roof that qualifies runs about $50 to $450 per square. Most flat roof repairs run about $300 to $1,100.
These ranges are for planning. They are not quotes. Your building's real price depends on its size, the roof system, what is under it, and what the inspection finds. Every owner and manager who calls (984) 464-8602 gets an inspection and a written estimate before deciding anything.
How to read the price table
The price table on this page shows typical ranges from published national cost guides by HomeAdvisor, Angi, Fixr and a metal roofing supplier, plus roofing trade articles for maintenance. It is not a quote. A "square" is 100 square feet of roof. The example roofs at the bottom of the table are rough math from those ranges, not prices. Larger roofs often price lower per square than smaller ones, and the low end of each range usually means a simple roof, easy access and no tear-off.
What pushes the price up
- Tear-off. Removing the old roof costs money and adds dump fees. It is required if the old roof is water-soaked or the building already has two roofs, under North Carolina code.
- Wet insulation. Every wet board must be cut out and replaced.
- Thicker or stronger systems. An 80 mil sheet costs more than a 45 mil sheet. A glued roof often costs more than a screwed one.
- More insulation. Thicker insulation costs more up front and lowers energy use after.
- Rooftop equipment. Each unit, pipe, vent and curb needs flashing. Busy roofs cost more.
- Height and access. Tall buildings, tight sites and roofs with no easy access need more equipment and time.
- Damaged deck. Rusted metal deck or rotted wood under the roof must be replaced.
- Edge metal and gutters. New edge metal, copings and gutters add to the total.
- Working around business hours. Night or weekend work to avoid disrupting tenants costs more.
- Longer warranties. Longer maker warranties often require specific materials and inspections.
